Zoning is one of the most important determinants of land value. Knowledge of a zoning ordinance, the city within which the zoning ordinance applies, and   the zoning techniques that can be used to enhance a property  are all critical to helping property owners, developers, investors and lenders make the best  use of property in which they have an interest.  Our land use group has the skills and experience to provide the needed information and assistance in all aspects of New York City land development and use.  Whether you are interested in simply finding out the development potential of a piece of land or seek a discretionary or non- discretionary approval to enhance the use and value of your land, we can assist you.

We have experience in all of the following:

  • Development rights/air rights transfers

  • Rezonings

  • Amendments to the Zoning Resolution

  • Special permits, authorizations and certifications

  • Waterfront development

We represent applicants before city and state agencies, including the City Planning Commission, Borough Presidents, Community boards, the Board of Standards and Appeals, and the Department of Buildings. Our clients include property owners, developers, lenders, investors, and not for profit organizations.

The head of our land use group was formerly in the Counsel’s office of the Department of City Planning, and on the Board of Zoning Appeals of the Village of Mamaroneck.  Her deep knowledge of the land use regulatory environment has  enabled her to teach Land Use and Environmental Regulation at New York University’s Schack Institute of Real Estate.  She has been recognized as a Super Lawyer in the Land Use/Zoning  category since the inception of our land use practice.
