Impact Investing

Building off of our Pure Play in Real Estate model, Adler & Stachenfeld helps sponsors, operators, investors, and lenders develop and implement ESG policies and strategies tailored to their specific business objectives and investor demands.

Overview

The Firm’s Impact Practice Group provides clients with complex, multidisciplinary advice and market intelligence as they navigate ESG and impact opportunities across the real estate industry. Building off of our Pure Play in Real Estate model, Adler & Stachenfeld helps sponsors, operators, investors, and lenders develop and implement ESG policies and strategies tailored to their specific business objectives and investor demands.

Additionally, A&S has an established value add platform with a core mission “to help our clients grow their businesses”.  As an extension of this platform, A&S is expanding it into the ESG/Impact space by acting as a bridge between ESG/Impact players and more traditional private equity investors, sponsors and lenders. More and more we are seeing our clients and contacts wanting to address ESG principles in their investment criteria or addressing demands from investors to find impact deals – but many don’t know where to start. Yet, there are myriad of well-established and experienced mission-oriented developers and community development organizations, as well as impact-focused investment platforms and lenders looking for fruitful partnerships to expand their reach. Our goal is to bring these partnerships together and help craft terms that are mutually beneficial to all parties.

The attorneys in the Impact Practice Group have expertise in the following areas:

  • NYC Tax and Zoning Incentives programs (i.e., 421a, ICAP, VIH/MIH, FRESH etc.)
  • Opportunity Zones
  • PACE Financing
  • Public-private partnerships
  • Joint ventures/Corporate real estate
  • HUD/Fannie/Freddie financing
  • Real estate fund formation and capital raising
