Luisa Gutierrez is a Partner and Co-Chair of Adler & Stachenfeld's Condominiums and Cooperatives Practice. Ms. Gutierrez advises real estate developers across a variety of asset classes, including residential, commercial and mixed-use properties, with a particular focus on condominium, cooperative, and shared ownership plans.
Ms. Gutierrez's work involves all aspects of these developments, from conceptualization through development, advising on the legal and regulatory aspects of the creation of mixed-use condominium and cooperative public and non-public offerings. She structures and leads condominium and cooperative transactions, including the preparation and negotiation of offering plans, no-action applications, condominium governance documents, and complex financing and loan arrangements. She advises developers, lenders, and investors on condominium documentation, regulatory compliance, and the legal and tax considerations involved in mixed-use and leasehold condominium projects, including coordinating condominium formations to maximize property tax exemptions and abatements and negotiating condominium declaration terms with city and state agencies.
Ms. Gutierrez brings more than 15 years of real estate and condominium experience to her work on behalf of the firm’s clients. She was formerly an associate at Seiden & Schein, P.C., and later an associate a large, AmLaw 100 law firm.
