It seems that, finally, real estate capital is becoming more available for deals.

To that end, I highlight my company, The Useful Bruce (TUB), through which I act as a placement agent, helping real estate sponsors raise capital.

In brief, this is an extension of what I have been doing for many years for clients of my law firm, namely connecting parties with capital to those who have a use for that capital.

Accordingly, TUB is beneficial to both those seeking capital and those seeking to put their investment dollars to good use.

For Those Seeking Capital

For those seeking capital, I operate quite differently from other placement agents:

  • I don’t charge upfront fees.
  • Depending on the situation, I typically don’t demand exclusivity.
  • I don’t charge a fee if the investor is a client of my law firm.
  • I don’t spam parties I don’t know personally.
  • I have a substantial network of personal capital relationships.
  • My relationships are typically at the top of organizations.

My strategic thinking, developed over forty (40) years as a lawyer, allows me to create thoughtful and effective capital-raising strategies.

I am open to deals of all kinds and sizes, but I tend to avoid simple (aka boring) transactions in favor of more creative opportunities.

I can move quickly.

For Those Seeking to Invest

My theme is very simple, and a few words say it all: an investor should be.

Overpaid for Risk

If I am presenting an investment, I genuinely believe that to be the case.

If TUB is of interest, the first step is developing a personal relationship, so feel free to call me to be woven into my deal creation network.

To Conclude

Life is too short to deal with bad people. I try to work only with class acts and those I respect.

If you find yourself in need of capital, or in need of deal flow targeting opportunities where you are overpaid for risk, I encourage you to contact me at bruce@theusefulbruce.com.
